Spotlot

Terms of Service

Version 2026-10 · Last updated October 22, 2026

1. What Spotlot is

Spotlot is a marketplace that connects people who control a private parking space ("Hosts") with people who want to park there ("Drivers"). Spotlot is not a parking operator, does not own, lease or control any listed space, and is not a party to the arrangement between Host and Driver beyond processing payment.

2. Host responsibilities — bylaws, condo rules and insurance

Hosts are solely responsible for making sure that renting their space is allowed. This includes, without limitation: (a) City of Toronto by-laws and zoning, including any rules on commercial parking, front-yard parking and driveway use; (b) condominium declarations, by-laws and rules, and any approval required from the condo corporation or property manager; (c) lease terms, if the Host rents the space or property; (d) permission from the owner, if the Host is not the owner (for example a business or place of worship); and (e) insurance. Hosts must confirm that their home, condo or commercial insurance covers renting the space to others, and are responsible for any loss not covered. Hosts must also report and pay any taxes owed on their earnings, including HST where applicable.

3. Verification

Hosts must verify their identity with a government-issued ID and selfie through Stripe Identity and upload proof that they own or control each property (such as a property tax bill, condo parking deed, utility bill, or a signed permission letter from the owner). Spotlot may approve, reject or remove any listing at its discretion. Verification does not mean Spotlot guarantees a Host or a space.

4. Drivers

Drivers must park only in the booked space, only during the booked time, and only a vehicle that matches the plate and size given at checkout. Drivers are responsible for their vehicle, its contents and any damage they cause. Vehicles left past the booking end may be ticketed or towed at the Driver's expense under the property's rules.

5. Payments, commission and payouts

Drivers pay the price shown at checkout in Canadian dollars. Spotlot keeps a 15% commission from each booking; the remaining 85% is paid to the Host through Stripe Connect on Stripe's payout schedule. Payment processing is provided by Stripe and subject to the Stripe Services Agreement.

6. Cancellations and refunds

Drivers may cancel for a full refund up to 2 hours before the booking starts. After that, bookings are non-refundable unless the space is unavailable, in which case report it in the app. If a Host cancels, the Driver is refunded in full. Spotlot may issue refunds at its discretion, and the Host's payout for a refunded booking is reversed.

7. Occupied spaces and disputes

If a booked space is occupied, use the "Someone is in my spot" button. Hosts can compare the vehicle against the booked plate. Do not confront other people or move vehicles yourself; contact Spotlot support or, for safety issues, call 911. Towing must follow the property's rules and applicable law.

8. Communication and privacy

Use in-app chat to communicate. Spotlot hides phone numbers and email addresses in chat. Exact addresses and access instructions are shared only with Drivers who have paid. Do not use another user's information for anything other than the booking.

9. Ratings

After each booking both sides can rate each other. Ratings must be honest and relate to the booking. Spotlot may remove ratings that are abusive or fraudulent.

10. Liability

To the maximum extent permitted by law, Spotlot is not liable for theft, damage, injury, tickets, towing or losses arising from the use of any space, and Spotlot's total liability for any claim is limited to the fees Spotlot received for the booking in question. These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.
